Accommodation

The cottage has a sitting room and kitchen downstairs, and three bedrooms and a bathroom upstairs. For full size photographs click on the thumbnail images below.

The property accommodates five people comfortably, with a maximum permitted occupancy of six, two of whom must be children under 10 years old. Heating is provided by a back-boiler behind the wood-burning stove in the sitting room, with radiators in all the other rooms,(not Central Heating).There is also an immersion heater in the first bedroom to provide hot water when the fire is not in use. The cottage does not have a telephone, but there is a public telephone about a mile away in Powburn. Parking for one car is on the street immediately outside the property. An additional car may be parked on land around the corner, adjacent to Branton Church House and the school.

One dog over the age of 12 months is permitted, as long as it is fully house trained, remains downstairs at all times, and is not likely to damage the property in any way. Please note that smoking is not permitted in the cottage at any time. No other pets are permitted.

Downstairs

		Sitting room Inglenook fireplace with wood-burning stove (provides hot water for central heating); sliding sash window; comfortable Next sofa and three small fireside chairs; wooden floor with Persian rug; soft lighting with lamps; coffee table; old pine dresser plus toy and games chest; colour flat screen digital TV/ DVD player, DAB Radio/CD system; CDs, books and maps; understairs cupboard with nursery equipment (travel cot, high-chair, rocker seat, buggy, fireguard, potty, backpack, changing mat, baby-gym and toys/books).

		Kitchen Stone walled cottage kitchen, with old pine furniture and Jerusalem stone floor; Belfast sink; dishwasher; electric cooker with two ovens; fridge; microwave; fully equipped dresser containing white china, cafetière, knife block, baking utensils, stick blender, scales etc.; washing machine (powder provided); basic provisions including tea and coffee, oils and seasoning, flour, sugar; table and benches to seat six comfortably.

Upstairs

		Bedroom 1 Double (Iron Bed Company) bed; cast iron fireplace (sealed); airing cupboard/linen store and old pine chest of drawers; Radio; sliding sash window with view of Glanton Pike

		Bedroom 2 Single bunk beds with space on floor for single futon mattress (provided); old pine chest of drawers; pine linen box; under bed boxes of toys including Lego; new sash window with view of Glanton Pike. The wall is covered with Ordnance Survey maps of Northumberland.

		Bedroom 3 Small double sofa-bed or travel cot provided with sheet if required; old pine chest of drawers; new sash windows with view of Breamish valley.

		Bathroom Newly fitted white bathroom suite with cast iron bath; shower attachment for rinsing hair (no shower); new sash windows with view of Breamish Valley

		Rear Good-sized completely enclosed patio garden; wooden table and 4 chairs; wooden shed for bike storage; bikes of various sizes; 2 sledges; pot plants, bulbs and herbs; retractable washing line; BBQ; wood store; side gate with access via neighbours' garden to lane. Little Tykes rocking toy and sit on/push along toddler truck, plus pedal trike for toddlers.
